AAM 15 Management, LLC is a growing independent private equity real estate investment and hotel management company based in Burlington, MA. Since late 2017, have added 8 hotels to our portfolio. We currently own and operate 10 hotels in 6 states:

· Hilton Garden Inn Downtown/Freeport, ME

· Crowne Plaza Boston/Woburn, MA

· Residence Inn by Marriott Boston/Burlington, MA

· Residence Inn by Marriott Burlington/Colchester, VT

· DoubleTree by Hilton Burlington, VT

· Springhill Suites by Marriott Roanoke, VA

· Embassy Suites by Hilton Portland, ME

· Courtyard by Marriott Yonkers Westchester County, NY

· Residence Inn by Marriott Yonkers Westchester County, NY

· Residence Inn by Marriott Downtown Manchester, NH opening in 2020

Job Description

The Revenue Manager is responsible for working with the Director of Revenue Management, Regional Director of Sales, and alongside property level teams to develop and implement overall strategy across all transient and group segments to maximize revenue and profit. This position reports directly the Director of Revenue Management.

Essential Functions

· Prepare for and conduct daily, weekly, monthly revenue strategy calls with the on-property teams and implement strategies within the appropriate revenue management systems.

· Regularly review pace reports for each hotel and identify periods of weakness. Create action plans and strategies to correct areas of concern and opportunity.

· Lead the process of setting guestroom rates at each managed hotel to maximize sales within the competitive environment. Monitor STAR reports, competitive rates, and other pricing diagnostic tools available. Make recommendations for corrective action as needed.

· Closely monitor pickup for local events and city-wide activity.

· Review prior year trends for seasonality and similar events and apply strategies appropriately.

· Ensure appropriate setting of extended stay tier pricing.

· Execute all tactical changes from revenue calls in property revenue systems.

· Conduct weekly group pickup calls with property teams to ensure balance between sales and catering systems to the property PMS. Provide guidance with netting groups, adjusting cutoff dates and inventory to ensure proper pace and forecast reporting.

· Assist property sales teams with setting group ceilings and MAR’s.

· Compile displacement analysis’ when needed and guide the on-property team with quoting appropriate rates.

· Assist property level teams with managing inventory authorizations and balancing between systems.

· Analyze segmentation and Channel reporting to identify areas of opportunity.

· Develop and maintain relationships with OTA partners.

· Manage OTA extranets and brand websites to ensure content accuracy.

· This position will encourage and perpetuate a team attitude amongst all employees and management that focuses on revenue building and exceeding guest expectations.

· Provide leadership, direction, technical support, and guidance to the property teams in effectively generating revenues and profit for the various hotels.

· Participate in annual budget process in assisting the hotels with the preparation of their budget.

· Available to the property off hours for support on an as-need bases for minor rate/restriction adjustments when on property management is unavailable to do so.

Knowledge, Skills and Abilities

· Occasional travel required.

· 5+ years of progressive experience in the hotel rooms department.

· Experience in Marriott Revenue Systems a must, Hilton and IHG preferred but not required.

· Proficiency with Microsoft Office programs: Word, Outlook, Excel, Powerpoint

· Clear, concise written and verbal communication skills.

· Knowledge of all TravelClick tools and other prospecting sources.

· Experience with Profitsword a plus, but not required.

· Self-motivated with significant attention to detail.

· Ability to manage change effectively.

· Ability to conceptualize the mission and goals of the organization and to communicate and inspire employees to achieve those goals.

· Experience making presentations in front of a group

· Participative management style and ability to lead by example

· Excellent organizational and time management skills; ability to perform multiple tasks.

· Strong customer service orientation and skills.

· Excellent listening skills

· Exceptional detail in follow-up

· Strong budgetary and projection skills in the hotel industry
